There are many reasons to invest in a condo. A. Except to the extent otherwise provided by the condominium devices, all powers and responsibilities, including monetary accountability, with regard to upkeep, repair, renovation, restoration, and replacement of the condominium shall belong (i) to the unit owners’ association within the case of the common components, and (ii) to the person unit proprietor in the case of any unit or any half thereof, except to the extent that the need for repairs, renovation, restoration or substitute arises from a situation originating in or by means of the widespread elements or any apparatus located inside the common elements, by which case the unit owners’ association shall have such powers and tasks.
B. If the unit proprietor of any unit which may be subdivided wishes to subdivide such unit, then the principal officer of the unit homeowners’ association, or such different officer or officers as the condominium instruments might specify, shall, upon written utility of the subdivider, as such unit proprietor shall henceforth be referred to in this section, forthwith prepare and execute acceptable devices pursuant to subsections C, D and E.
